A deck budget breaks into three pieces that almost never get priced together: the boards you can see, the frame you cannot, and the railing and stairs that code requires once the deck gets more than knee-high. What a deck costs in 2026

For a professionally built deck, plan on $30 to $60 per square foot installed for pressure-treated pine and $45 to $80 per square foot for capped composite. A few things the table cannot show. Pressure-treated pine has the widest quality spread of anything on the list; premium kiln-dried-after-treatment boards cost 30 to 50 percent more than wet stock and stay far straighter. Composite pricing splits hard between uncapped budget lines and fully capped boards with a 25-year stain-and-fade warranty, and the cheap end is not worth buying. The substructure nobody sees is half the material budget

Under the boards sits a frame: a ledger bolted to the house, beams, posts, joists at 12 or 16 inches on center, joist hangers, blocking, and structural fasteners. The technical detail worth caring about more than any other is the ledger connection. Deck collapses are overwhelmingly ledger failures, not board failures. Two things go wrong: the ledger is nailed rather than through-bolted or attached with approved structural screws in the code-specified pattern, and the flashing above it is missing or wrong, so water runs behind the ledger and rots the rim joist it is bolted to. Neither failure is visible from the surface, and both take years to show up.

Capped composite costs roughly $9,000 to $16,000 installed and needs washing. Over ten years the maintenance is a few hundred dollars in soap and time.

The honest reading is that maintenance closes most of the gap without quite erasing it at year ten. Composite pulls ahead somewhere past the decade mark, and only against wood you were actually paying someone to maintain on schedule. Stain it yourself, or skip the staining entirely, and pine stays the cheaper deck for as long as it lasts.

So decide on the horizon rather than the sticker. If you are honest that the deck will get stained once and then ignored, buy pressure-treated, accept a 15-year life and a weathered gray finish, and put the savings elsewhere. How to compare three deck bids line by line

Deck quotes are notoriously hard to compare because contractors bundle differently. Make each one break out:

  1. Deck dimensions and total square footage, so you can normalize everything to dollars per square foot.
  2. Decking product by brand and line, not just “composite.” The gap between an uncapped budget board and a capped premium board is enormous.
  3. Frame material and joist spacing, 12 or 16 inches on center.
