A paver patio is one of the more predictable outdoor projects to budget and one of the easiest to get badly wrong, because most of the money and nearly all of the risk sit under the surface where you cannot inspect them later. Standard concrete pavers installed by a hardscape crew run $16 to $26 per square foot in 2026. Here is where that money goes, and how to tell a real bid from a thin one.

What a paver patio costs in 2026

For a professionally installed patio on properly prepared ground, plan on $16 to $26 per square foot all-in for standard concrete pavers, with brick and natural stone running higher. A common 16 ft × 12 ft (192 ft²) patio therefore lands around $3,100 to $5,000 installed, and a 20 ft × 20 ft (400 ft²) patio around $6,400 to $10,400 installed.

Doing the work yourself cuts that by roughly 55 to 65 percent, because the pavers themselves are only $3 to $6 per square foot and the base material is cheap. What you are replacing with your own time is roughly 60 hours of digging, hauling, screeding, cutting, and compacting on a 400 square foot patio.

Regional labor is the biggest swing factor in those ranges, followed by access. A backyard reachable only through a 36-inch gate means every ton of stone moves by wheelbarrow, and crews price that honestly at 15 to 30 percent above a driveway-accessible job.

The base is the whole job

If you take one thing from this guide: you are not buying pavers, you are buying a compacted aggregate base with pavers sitting on it. The base is 40 to 55 percent of a professional bid and it is the only part that determines whether the patio is flat in ten years.

A correct assembly, from the bottom up:

  1. Excavation. Strip topsoil and organics down to firm subgrade. Total dig depth is base depth plus 1 inch of bedding sand plus the paver thickness, so 9 to 10 inches for a mild-climate patio and 13 to 16 inches in freeze-thaw or clay conditions.
  2. Geotextile fabric. Optional in sandy soil, close to mandatory over clay. It keeps the base stone from pumping down into the subgrade. Costs $0.15 to $0.40 per square foot and pays for itself the first wet spring.
  3. Compacted crushed aggregate. Four to six inches in mild climates, 8 to 12 inches where the ground freezes or the soil is clay, placed and compacted in 3 to 4 inch lifts. This is the step cheap installers skip. Dumping 8 inches and running a plate compactor over it once produces a base that is compacted for the top 3 inches and loose underneath.
  4. One inch of bedding sand. Coarse concrete sand, screeded to a uniform inch and never disturbed after screeding. It is a setting bed, not a leveling layer. Crews who use 2 or 3 inches of sand to fix a bad base are guaranteeing ruts.
  5. Pavers, laid and plate-compacted with a protective pad so the sand keys up into the joints.

Material for a 400 square foot patio at a 6-inch base works out to about 200 cubic feet, roughly 7.5 cubic yards, or 8 to 11 tons of crushed stone depending on the aggregate. Delivered, that stone is $25 to $55 per ton. Bedding sand at 1 inch over the same area is about 33 cubic feet, roughly 1.2 cubic yards or 1.5 tons. The failure mode of a thin base is boringly consistent. Year one it looks perfect. Year two you notice a low spot where the downspout splashes. Year three the joints have opened, ants are working the sand, and one corner has dropped an inch. Nothing is wrong with the pavers. Rebuilding that section costs $10 to $18 per square foot, which is most of what you paid the first time.

Edge restraint, joint sand, and sealing

These are the small line items that decide whether the field stays tight.

  • Edge restraint. A rigid plastic or aluminum edge spiked into the compacted base around the entire perimeter, $1.50 to $3.00 per linear foot in material and $3 to $7 per linear foot installed. A concrete toe or haunch runs $4 to $9 per linear foot and is the stronger option on curves and where a driveway apron meets the patio. Without a restraint, the outer course walks outward every freeze cycle and the whole field loosens from the edges in.
  • Polymeric joint sand. Swept into the joints and misted so it sets up semi-rigid, it resists washout, weeds, and ants. Budget $28 to $50 per 50 lb bag, which covers 25 to 50 square feet depending on joint width and paver thickness, so $0.60 to $1.50 per square foot. Plain sand is cheaper and will be gone from your joints after two rainy seasons.
  • Sealing. Optional. It deepens color, makes stains liftable, and helps lock the joint sand. Professional application is $0.80 to $2.50 per square foot; DIY material is $0.10 to $0.30 per square foot at $50 to $90 per 5 gallons covering 400 to 800 square feet per coat. It is a recurring commitment every 3 to 5 years, and it should not be done for at least 60 to 90 days after installation so efflorescence can migrate out first. Sealing over trapped moisture is what produces the white haze people blame on the pavers.

Slope, drainage, and where the water goes

Every paver patio needs to shed water. The standard is a minimum of 1/4 inch of fall per foot away from the house, which is a 2 percent grade. Over a 12-foot-deep patio that is a 3-inch drop from the house wall to the outer edge. Anything flatter and water sits, freezes, and works the joints; anything much steeper and furniture rocks.

That slope has to be built into the compacted base, not into the sand and not into the pavers. The base is screeded to the finished slope and the 1-inch sand layer follows it. Two site conditions cost real money and should be identified before you sign anything. If the patio sits below the surrounding grade or the yard drains toward the house, you need a drain, and a French drain or channel drain tied to daylight runs $30 to $80 per linear foot installed. And if the patio abuts the house, the finished paver surface must stay well below the siding, sheathing, and any weep screed. Getting that wrong buries the bottom of the wall and turns a patio into a moisture problem inside the house.

Pattern and cuts: where the waste hides

Pattern choice is a cost decision disguised as an aesthetic one, because every cut is labor plus a wasted paver.

A 45-degree herringbone patio with a soldier-course border and a curved outer edge can easily carry 18 percent waste against a running-bond rectangle’s 6 percent. On 400 square feet of $5 pavers that is a $240 material difference and considerably more in saw time. Herringbone is genuinely the strongest interlock and worth it under vehicle loads, but for a patio it is a look, and you should price the look.

A quick sanity check on unit counts: a 6 by 9 inch paver covers 0.375 ft², so 400 square feet needs about 1,067 units before waste and roughly 1,175 with a 10 percent allowance. Pallet quantities matter here. Per-unit pricing drops sharply at full pallets, and a partial pallet often carries a restocking or split-pallet fee of $50 to $150.

Before you dig: permits, setbacks, and utility locates

Call 811 (or your state’s one-call service) at least a few business days ahead. It is free, it is the law in every state, and a paver patio dig at 10 to 16 inches is deep enough to reach shallow gas, irrigation, electrical to a shed, and cable. Hitting a line is not a change order, it is an emergency.

Check with your building department and your HOA. A ground-level patio is often exempt from a building permit, but that is not universal, and the things that trigger review are common: total impervious surface limits in a stormwater ordinance, rear and side setbacks, easements you cannot build over, and any structure attached to the house or with a step or wall over a certain height. Retaining walls above roughly 3 to 4 feet almost always require a permit and often an engineer’s design, and the locally adopted code is what governs, not a rule of thumb. A permit is usually $75 to $400. Removing a patio built inside an easement costs far more than that.

How to compare paver patio quotes

Hardscape bids diverge wildly because the expensive parts are invisible when the job is done. Make every bidder put the following in writing, then compare like for like:

  1. Excavation depth and where the spoil goes. Total dig in inches, and whether hauling and disposal is included or you are inheriting a dirt pile. Haul-off is typically $12 to $25 per cubic yard or a $350 to $700 dumpster.
  2. Base material, depth, and lift schedule. The aggregate spec, the compacted depth, and the words “compacted in 3 to 4 inch lifts.” A bid that says only “gravel base” is not a specification.
  3. Bedding sand depth. It should say 1 inch of coarse concrete sand. If a bid says 2 to 3 inches, ask why.
  4. Geotextile fabric, yes or no, and if no, why not given your soil.
  5. Edge restraint type and linear footage.
  6. Joint sand. Polymeric or plain. This is a $0.60 to $1.50 per square foot difference and the two do not perform alike.
  7. Slope, stated as a number. “Sloped for drainage” is not a commitment. “1/4 inch per foot away from the structure” is.
  8. Paver model, color, and thickness, plus who eats the cost of a dye-lot mismatch on a reorder.
  9. Waste and overage. Who owns leftover pavers, and what the restocking terms are.
  10. Warranty terms. A serious hardscape contractor warranties settlement for 2 to 5 years. Ask what triggers it and what voids it.

Then divide each bottom line by the square footage and compare price per square foot. When one bid is 30 percent below the others, the money almost always came out of base depth, compaction lifts, or edge restraint. Ask that bidder specifically about those three items and watch how fast the price converges.

Mistakes that blow the budget

  • Underbuilding the base. The single most expensive mistake in hardscaping. Rebuilding a settled section runs $10 to $18 per square foot, and it never matches perfectly afterward.
  • Using sand to level instead of the base. Two or three inches of bedding sand feels faster on day one and produces ruts under every chair leg within two seasons.
  • Discovering rock, roots, or an old slab during excavation. This is the most common change order on a paver job, typically $500 to $2,500. Tree roots over 2 inches cannot simply be cut without risking the tree, and buried concrete means machine time and disposal. Walk the site with the contractor first and ask what happens if they find something.
  • Skipping the utility locate. A struck irrigation line is a bad afternoon. A struck gas or electrical service is a five-figure day.
  • Building it too small. Extending a patio later means re-excavating a finished edge, re-compacting into an existing base, and matching a paver color that has weathered for three years. Add the extra 3 feet now; it costs $16 to $26 per square foot instead of $25 to $40.
  • Sealing too early. Sealer applied within the first month traps efflorescence and hazes. Stripping and resealing costs more than the original sealing did.
  • Ignoring the height at the house wall. Finished pavers must stay clear of siding, sheathing, weep screeds, and door thresholds. Correcting this after the fact means lowering the whole field.
  • Assuming a flat yard. Very few are. Grading a slope into a usable terrace can add $1,500 to $6,000, and if the drop needs a retaining wall you are in a different project with an engineering line item.

All of these are 2026 national ranges. Hardscape labor varies more by market than almost any other trade, aggregate prices are dominated by trucking distance from the nearest quarry, and paver pricing moves with regional manufacturers. Access, soil, and how much water your yard has to move can move a bid 30 percent in either direction on identical square footage. Treat these numbers as a way to interrogate a quote, then get three local bids with the same written base specification and compare them at the same scope.
