Metal Roof vs Shingles: Cost Compared Over 40 Years
Metal roof vs asphalt shingle cost per square installed, lifespan, cost per year of service, insurance credits, and the 40-year break-even math done honestly.

The metal-versus-shingles argument usually gets settled with a slogan: metal costs more but lasts forever. The real answer is more interesting, because on a straight cost-per-year-of-service basis metal does not always win. What it wins is a second tear-off you never have to schedule, plus wind and fire performance. Here is the arithmetic.
The short answer
Architectural asphalt shingles: $400 to $700 per square installed. Exposed-fastener metal panels: $600 to $1,100 per square installed. Standing seam: $1,100 to $1,900 per square installed in painted steel, more in aluminum, copper, or zinc. A square is 100 square feet of roof surface, and roof surface is always larger than the footprint of the house because of pitch.
On a typical 25-square roof, that is roughly $10,000 to $17,500 for asphalt, $15,000 to $27,500 for exposed-fastener metal, and $27,500 to $47,500 for standing seam steel.

Cost per square, lifespan, and cost per year of service
This is the table that reframes the argument. The last column divides the midpoint installed cost by the midpoint realistic service life — not the warranty length, which is a marketing document.

Read that last column carefully, because it is the honest part. Standing seam does not beat architectural asphalt on simple cost per year of service life. It costs roughly $29 per square per year against $22, a premium of about a third. The two cheapest systems per year of service are architectural asphalt at about $22 and exposed-fastener steel at about $23 — effectively a tie, and the metal one is the product nobody markets.
So why does anyone buy standing seam? Because cost per year is not the whole story, and the next section is where the case actually gets made.
The 40-year break-even math
Take a 25-square roof and run 40 years.
Architectural asphalt, mid-range at $550 per square: $13,750 today. At year 25 you replace it. Assume roofing costs rise at 3 percent a year. That is an assumption, not a forecast, and it is the single number that moves this comparison most — so change it and re-run if you think your market inflates faster. At 3 percent, that second roof costs about $28,800 in year-25 dollars. Nominal total over 40 years: about $42,500, and at year 40 you own a 15-year-old roof with maybe ten years left.
Standing seam steel, mid-range at $1,500 per square: $37,500 today. Nothing else. At year 40 you own a roof with 10 to 20 years of service remaining and no replacement on the horizon.
In nominal dollars metal wins by about $5,000 and hands you a newer roof. That sounds decisive until you account for the time value of money. The $23,750 you did not spend today, invested at even a modest real return for 25 years, comfortably covers the second asphalt roof. Run it that way and asphalt wins on pure finance.
Which means the real decision variables are these:
- How long you will own the house. Under 12 years, metal almost never pays back in cash. Past 25 years, it does regardless of how you discount.
- Whether you want to manage a roof replacement in your seventies. Not a small consideration, and it does not show up in a spreadsheet.
- Insurance and energy credits, worth a few hundred dollars a year in the right market.
- Disruption cost. A tear-off is a week of noise, a dumpster in the driveway, nails in the yard, and a weather exposure. Some people will pay real money never to do it twice.
Exposed-fastener metal changes the calculation more favorably than standing seam does. At $850 per square, a 25-square roof is $21,250 and lasts 30 to 45 years with a mid-life re-screwing that runs $1.50 to $3 per square foot. Against $13,750 of asphalt plus a full replacement at year 25, exposed-fastener metal wins clearly on a simple roofline. It is the value play in metal.
Insurance, impact ratings, and wind
Impact resistance is rated under UL 2218 on a Class 1 through Class 4 scale, where Class 4 means a two-inch steel ball dropped twice on the same spot causes no cracking of the back surface. Most steel roofing achieves Class 4. So do SBS-modified impact-rated asphalt shingles, which cost roughly $50 to $120 more per square than standard architectural — a far cheaper route to the same rating if the insurance credit is what you are after.
Many carriers discount the wind-and-hail portion of the premium for Class 4 roofing. In hail-belt states that credit is often visible on the declarations page; elsewhere it may round to nothing. There is no national number worth quoting. Call your agent, price the same policy with each roof class, and get it in writing before you let it drive a $15,000 decision.
Ask one more question while you have the agent on the phone: does the policy carry a cosmetic damage exclusion for metal roofs? Many do. It means hail dents that do not cause a leak are your problem, not the carrier’s. That exclusion has surprised a lot of homeowners who bought metal specifically for hail country.
On wind, architectural shingles are commonly rated to 110 or 130 mph with enhanced nailing patterns and a proper starter course, and the rating depends entirely on installation. Standing seam with concealed clips is tested to substantially higher uplift because there are no exposed edges for wind to catch. In coastal and high-wind zones this is often the deciding factor, and local code may specify the required rating regardless of preference.
Noise, denting, and lightning, honestly
Noise is mostly a myth, with one exception. The barn-roof reputation comes from panels screwed to open purlins with nothing beneath. A residential metal roof sits on solid decking, synthetic underlayment, an attic, insulation, and a ceiling. Indoors, the difference from asphalt is small. The exception is a cathedral ceiling or a finished attic where the roof deck is close to the living space — there, add a sound-deadening underlayment or dense insulation between the rafters and budget for it.
Denting is real and depends on the metal. Steel at 24 or 26 gauge shrugs off most hail. Aluminum, copper, and zinc are softer and dent more readily, and a bad hailstorm can leave an aluminum roof cosmetically stippled while remaining perfectly watertight. Standing seam’s flat pans show dents that a ribbed or stone-coated profile hides. In hail country, ribbed steel or stone-coated steel is the safer choice than flat-pan aluminum.
Lightning is entirely a myth. A metal roof does not attract lightning, does not increase strike probability, and if a strike does occur, non-combustible roofing is the better outcome.
Walking on it is a genuine drawback. Standing seam pans dent under foot traffic. Every future satellite install, chimney repair, solar mount, or string of holiday lights is now a job for someone who understands the roof. Asphalt tolerates being walked on by anyone.
Energy performance and resale value
Metal reflects more solar radiation than dark asphalt, especially in light colors and with cool-rated coatings. In a cooling-dominated climate with a poorly insulated attic, that is a measurable summer benefit. It is also modest. Once you have adequate attic insulation and working ventilation, roof color and material matter far less than the marketing suggests — a few dollars a month, not a transformed utility bill. Spend the first $2,000 on attic insulation, not on roof reflectivity.
Resale is regional and matters more than people expect. In the mountain west, rural areas, and anywhere with snow load or wildfire exposure, metal reads as a premium upgrade buyers understand. In a conventional suburban subdivision where every house has shingles, standing seam can read as unusual, and appraisers rarely credit it at full cost. When metal is the wrong call
There are situations where a metal roof is a bad decision regardless of budget:
- Complex rooflines. Standing seam pricing is driven by linear feet of flashing more than by squares. A roof with four dormers, six valleys, two skylights, and a chimney cricket can push the metal premium from 2.5x to 4x, while asphalt handles the same complexity with stock boots and step flashing.
- Low slope. Exposed-fastener panels generally need 3:12 or steeper, and snap-lock standing seam typically wants 3:12 as well; only mechanically seamed profiles go down toward 1/4:12. Check pitch first.
- Tight budgets on an urgent replacement. A leaking roof and $12,000 available is an asphalt job, and a well-installed architectural shingle roof is a good roof.
- HOA or historic district restrictions. Read the covenants before you get quotes.
- Planned solar. Standing seam is excellent for solar because clamps mount without penetrating the panel, but the two trades have to be coordinated. Retrofitting solar onto exposed-fastener metal means dozens of new penetrations in a roof whose weak point is penetrations.
- A house you are selling in two years. You will not get it back.
Reading the two quotes side by side
Metal and asphalt quotes are structurally different documents, and the metal one has more places to hide money. Make both bidders state:
- Squares, and how they were measured — from the ground with a pitch multiplier, from aerial imagery, or on the roof. Compare against your own count.
- Number of existing layers to tear off, and disposal as a line item.
- A written per-sheet price for deck replacement. The classic roofing change order is $600 to $2,500 in bad decking, discovered after tear-off.
- Underlayment type. Metal requires a high-temperature underlayment; standard peel-and-stick degrades under metal panels in summer heat. If the metal quote does not say “high temp,” ask.
- Ice-and-water membrane coverage at eaves and valleys, in feet up from the eave.
- Panel gauge and paint system. 24 gauge is heavier than 26. A PVDF finish (Kynar 500 or Hylar type) holds color far longer than an SMP polyester finish, and the difference is roughly $50 to $150 per square.
- Clip type and seam profile. Floating clips accommodate thermal movement on long runs; fixed clips on a 40-foot panel cause fastener fatigue and oil canning.
- Flashing metal thickness, site-bent or stock. This is where standing seam quotes diverge most.
- Ventilation — ridge vent type and intake, on both quotes.
- Two warranties. Manufacturer finish warranty, and the contractor’s workmanship warranty. On metal, workmanship coverage matters more, because flashing details are the failure mode.
Expect fewer bidders on standing seam. Not every roofer owns a roll former and a mechanical seamer, and the crews who do are usually busy. It is common to get five asphalt quotes and two standing seam quotes on the same house, and the spread between the metal bids routinely runs 30 to 50 percent versus 10 to 20 percent on asphalt. That is a scarcity signal more than a padding signal, but it means comparing specifications rather than totals.
Be alert to the asphalt roofer quoting metal for the first time. Ask how many standing seam roofs the crew completed last year and ask to see two of them. Metal is unforgiving of a learning curve, and the failures show up at flashings four years later.
Mistakes that blow the budget
Comparing totals instead of specifications. A $28,000 standing seam quote in 26-gauge steel with an SMP finish and a $34,000 quote in 24-gauge with PVDF are not the same roof, and the second one is not overpriced.
Skipping high-temp underlayment. It saves a few hundred dollars and cooks off under the panels within a decade.
Snap-lock on a slope that needed mechanical seaming. Wind-driven rain gets in at the seam, and the fix is a new roof.
Fixed clips on long runs. Metal moves. A 40-foot steel panel expands and contracts measurably across a year, and pinning it at every clip causes oil canning and eventually fastener holes that leak.
Overdriven screws on exposed-fastener panels. Crushing the neoprene washer is the most common defect in that system, and it produces dozens of small leaks starting around year eight.
No unit price for decking. Same mistake on both materials, same result.
Buying the impact rating without checking the policy. If your carrier gives no Class 4 credit, or excludes cosmetic damage on metal, half the argument evaporates.
These are 2026 national planning ranges. Roofing prices move with steel and asphalt commodity markets, and both have been volatile. Labor is the larger variable: identical work can cost 60 percent more in a high-cost metro than in a rural market, and steep or complex roofs carry access premiums that no per-square figure captures. Your locally adopted building code governs underlayment, ice barrier, ventilation, fastening, and minimum slope, and the inspector’s approval is what certifies the roof was built correctly.
